Next, hire ka ng LICENSED engineer to oversee your project.
May foreman at safety engineer din..scaffolding engineer, excavation expert, etc...
Syempre laborers mo may complete PPEs to be sure na walang aksidente...
Dapat may complete benefits according to DOLE DO18-A...ngeh mas lalong may bayad...

Taking all that into consideration, siguro nasa 15~20k na per square meter...

Pinaka importante ang foundation design in order to ensure na safe at durable ang building mo to last a lifetime...
Wag bara-bara...consider all future risks...

Last note na talaga..
Check mo din baka nasa fault line ang lupa...go to DENR-MGB.
Who knows i-require ka rin ni DENR-EMB na kumuha ng ECC..
At saka if malapit yan sa kalsada, bisitahin mo ang DPWH..
Baka nasa road-right-of-way yan at tatamaan ng future road widening...

Wag kalimutan...pampadulas sa LGU para sa building permit and construction permit...

alam ko tapos na yung pagsurvey bago iapprove ng gsis. 15yrs to pay yung nabiling lote ng biyenan ko. bale pinarte yung 200sqm sa magkakapatid, 50sqm napunta sa misis ko. wala pa nga kaming agreement dun sa lupa kung ipasubdivide na or kung installment din ang bayad namin. sabi lang pahukayan na namin habang di pa tagulan. ako naman excited kasi pasok sa budget ko yung estimate ng kaibigan nilang foreman. 300k for underground to 3rd floor, finish/tiled/painted na daw yun. ganun din estimate nung isang may paupahan malapit dun. 175k nga unang estimate nung foreman namin, pero box lang ang gawa. parang mura at di kapani-paniwala kaya napatanong ako dito.

wala kami nung mga nabanggit ninyong engineer or expert. foreman lang talaga. yung design daw kukuha na lang sa engineering department sa city hall... dun kasi nagttrabaho yung biyenan ko. requirement daw sa meralco para kabitan ng linya yung paupahan :lol:
wala pang building permit, saka na lang daw kukuha pag sisimulan na 2nd floor.

kanina lang sinimulan gawin yung riprap. mga 2 meters ang layo sa likod ng mangga. patigil-tigil yung trabaho.

yung estimate pre wag mo panghawakan yan, dapat nakahanda ang loob mo at least double ng estimate magagaatos mo dyan.

na experience ko yan, bayaw ko gumawa ng plan libre.. ang foreman discounted, kuya eh. yung pera ko ubos nakapag loan pa.. lakasan lang loob din yan.

tama po kayo sir.
may gustong gumawa ng paupahan namin from paghukay to 2nd floor. 600k ang kontrata hinihingi nya which is twice ng estimate ng foreman namin.
correction sa post ko kanina, 300k from underground to 2nd floor only.

kung sakaling kulangin yung budget, sana at least makagawa ng 2 levels / 4 units. para kumita konti pampondo sa mga susunod na floors.

Tingin ko kulang yan mang rapnik...
Baka sa ground floor pa lang yan if you will really follow safety and standard design..
Kailangan firm and sturdy ang foundation and good enough to carry the load if you're planning to build 5 floors...

Sa sakahan sa probinsya namin wala ng permit permit para magtayo ng bahay. Iyong labor tulungan lang ng magkakapitbahay. Materyales lang ang kailangan nabubuo ang mga bahay

Depende pre sa diskarte
Kung civil engr ka and mahing contractor. Maging pet contractorni congressman, or governor, madali yumaman

Kung mechanical, at me alam ka rin sa barko, malaki ang kita ng mechanical engr

according to ARCADES Construction Cost Handbook 2016.

Apartment High rise Average Standard it cost between 860-920 Dollars per square meter (manila area) or almost 46 thousand pesos per square meter.

nasa retaining wall yung gawa nila ngayon. isang dumptruck na bato daw gagamitin. 15k yung labor para sa hukay, retaining, at pagbuhos sa poste.
magupdate na lang po ulit ako pag nakaangat na sa basement. patigil-tigil kasi yung gawa.
